Choose where you want records
Add funds to a balance at any time to buy extra records beyond your subscription. No fee on funds you add as you start or renew a subscription, from $10.
The record count is an estimate from recent months, not a promise. Subscribe opens a page where you confirm your places and can add funds, then a secure card page; the price is the one shown above, billed monthly.
Fixed monthly price, by place
Pay the price every month, whatever the month brings: more records than listed are free, and if a month delivers records worth less than the price, the difference becomes a credit. You pay the lowest price that covers what you pick.

Last column: the same records bought one at a time from a balance. Counts are the trailing six months (March–August 2026). St. Charles probate counts assume the estate-owned check we are extending to that county; until it ships the county delivers a handful of probate records a month, and the shortfall credit applies.

Records
| Record | Subscriber, per record | Balance, per record | What you get |
|---|---|---|---|
| Pre-probate | $1.50 | $1.75 | Fridays, about 90 to 100 a month. A family from a public record of a death, before any court filing, matched to a house the person who died appears to have owned. Dated by arrival, not date of death. One rate for the lane, no per-record grade: in St. Louis County, 6 in 100 (22 of 365 homes) changed hands within about twelve weeks; over the same weeks, 1.7% of homes picked at random did. Ownership changes, not priced sales; the priced rate is the next measurement. |
| Probate | $1.75 | $2.00 | Tuesdays and Fridays, about 130 a month today, about 160 once our St. Charles owner check ships. A probate filing where the house is in the estate. Dated by filing date. |
| Probate with calibrated odds and updates | $2.50 | $2.75 | The same records, each with calibrated odds, grade, time from death to filing, and a flag on records we expect not to sell. Includes updates on every record you have bought from us and a map view of your properties with notes and export. Updates and the map view are new; we will tell you which are live before you subscribe. |
| Do-not-call flag | In the price table | +$0.25 | Optional. Every phone number is checked against the federal and state lists, Missouri included, with the check date. Lists change; scrub again before you dial. Without the flag, numbers arrive unchecked and the scrub is yours. |
Each record carries up to three contacts, at the one record price. What comes with each contact. Every field a record carries is in the data dictionary.
What comes with each contact
Each record carries up to three contacts, at the one record price. More on request. Every field is listed in the data dictionary.
| What | Pre-probate | Probate |
|---|---|---|
| Who | The decedent’s relatives, from the public record. | The people the court lists on the case. |
| Ranking | Spouse, then children, then siblings. Parents, in-laws and other relatives fill the remaining places only when fewer are found. | The personal representative or the person who opened the estate first, then the spouse, then heirs and devisees. People we traced come before others the court lists; lawyers come last. |
| How many contacts | Up to three contacts. | The first three contacts the court listed. |
| Name | Name and relationship (spouse, child, sibling), as the trace service infers it. | Name and the court’s role (applicant, personal representative, heir). |
| Skip-trace details | Phone, mailing address and email, as provided by the skip-trace provider. | Phone, mailing address and email, as provided by the skip-trace provider, for the people we traced. Others the court lists show the court’s role and address, with no phone. |
| Do-not-call check | On request or as an extra purchase (the do-not-call flag). Without it, numbers arrive unchecked and the scrub is yours. | The same. |
Why the odds are worth the extra $0.75
Probate filings are not alike. How long the family waited to file separates the houses that sell from the ones that do not, and the odds put that on each record. The odds come from the history we have so far, and we recalculate them as it grows.
| Filing group | Sells within six months |
|---|---|
| Within three months of the death, independent administration | 25.9% (66 of 255 filings, both counties) |
| Within three months of the death, any instrument | 17.7% (430 filings, both counties) |
| More than two years after the death | zero of 105 |
| Baseline sale rate: a home picked at random, St. Louis County | 2.8% |
| Baseline sale rate: a home picked at random, St. Charles County | 2.6% |
Rates are for groups of filings over a 180-day window, not a promise about any one house; “sells” means a recorded sale to anyone, not to you. How we measure: pre-probate and probate timeframes.
How you buy
| Way to buy | Terms |
|---|---|
| Subscribe | A fixed monthly price for a corridor, a county, or both counties: pre-probate plus probate with the odds. Billed monthly, stop any time. More records than the price expects are free. If the records we deliver in a month, priced one at a time at $1.50 / $1.75 / $2.50 a record, are worth less than your subscription price, the difference becomes a credit toward single records. Credits are not refunded. |
| Buy per record | Pay per record: $1.75 / $2.00 / $2.75, flag $0.25 more. Start with as little as $50 (plus a ten percent transaction fee). Fund $200 or more in credits and the fee is waived. Funds you add when you start or renew a subscription carry no fee and can be as little as $10. No commitment; what you do not use carries forward as credit, never cash. A subscriber can add funds at any time to buy extra records beyond the subscription. |
| A wrong record | If you find a record that is wrong, tell us and we credit $2.50, whatever its type. |
| What arrives | Records already in your places arrive in My records the day you subscribe: every pre-probate record, and probate records filed in the last six months. After that, every matching record arrives on each drop, until you stop. You do not pick records out of a drop. |
Buy a single record
Search a place and buy records one at a time, no subscription needed; a subscriber can add records outside their place. Single-record search is new; we will tell you whether it is live before you buy. Not subscribing? How the marketplace works.
| Topic | Terms |
|---|---|
| Cost | Your drop rate, nothing extra for buying one alone: $1.50 / $1.75 / $2.50 for subscribers, $1.75 / $2.00 / $2.75 from a balance, flag $0.25 more. |
| Before you buy | Place (area and ZIP), kind of record, house value band, how long ago it was filed or arrived, contacts held. Not the grade, address or contacts. Records are sold by date, not grade: the odds are rates for groups of filings, and a hand-picked list of the best would promise more than the measurement supports. |
| Never pay twice | A record you already hold, from a drop or a purchase, is marked as yours. |
| Payment | Credit first, then balance. With neither, add funds to buy a record one at a time. |
| How far back | Every pre-probate record, and probate records filed in the last six months. Older records: ask. |
