What $50 Buys on Mosaic
Bottom line: a Free account that adds $50 buys 18 probate records with calibrated odds. The odds do not pick the 18, because a record for sale shows no grade. They tell you which of the 18 to work first.
From an empty account to 18 records
A Free account never expires and needs no card to open.

A demonstration account on Mosaic's test site. The pages are the real app's; the account and every record in these pictures are made up.
Adding $50 charges your card $55.00: $50.00 of credit and a ten percent fee of $5.00. The fee is waived when you add $200 or more. You can add funds without subscribing to anything.

The same demonstration account after the top-up. The history shows the $50.00 added.
A probate record with its odds costs $2.75 from a balance, so $50 buys 18 of them and leaves $0.50. Buying a record shows you the name, the full address, the contacts and the grade its odds came from.

What the odds say
Probate cases are not alike, so we grade each one by how long after the death it was filed and print the rate each grade measured. A sale here means a recorded sale of $10,000 or more within six months of the filing.
| Grade | Filed | St. Charles County | St. Louis County |
|---|---|---|---|
| Fast filing | within 3 months of the death | 18.8% (15.6 to 22.5) | 12.4% (11.0 to 13.9) |
| Standard | 3 to 12 months after | 15.4% (12.4 to 18.9) | 8.7% (7.6 to 9.9) |
| Flagged | over 12 months after | 6.1% (3.3 to 10.9) | 3.5% (2.5 to 4.9) |
In St. Charles County the grades were measured on 489, 468 and 164 records. In St. Louis County they were measured on 2,085, 2,194 and 918. Cases still inside the six-month window are left out. Ranges are 95 percent intervals.
How the odds are searched
Once a record is yours, it is in My records with its odds beside it. The slider and the color bands above the table narrow the list to a range of odds. That is the before and after: the same 18 records, now each carrying what its grade measured, from 18.8 in 100 down to 3.5 in 100.
Before you buy, odds are not shown on records for sale. If they were, a list could be read for its grades without paying for them. To see what a grade looks like first, open the older records, filed 180 to 360 days ago. They show their odds as examples.
What this does not tell you
These are rates for a group. They say what usually follows a filing in that grade, not whether one house will sell, and not whether you will be the one who buys it. This is version 1, with figures through August 2, 2026. We will recalculate it by March 29, 2027. See every price.
Rates are from the calibrated-odds v1 entries on our stats ledger (St. Charles and St. Louis County, three grades each), measured on probate cases with a fully elapsed 180-day sale window. Prices and the funding rule are from the Mosaic menu as of October 15, 2026. The screenshots are rendered by the real app with made-up account data.
