Probate Leads
How Often St. Charles Probate Leads Sell
Bottom line: in St. Charles County, Missouri, a home with a probate filing sold within six months about 5.4 times as often as a home picked at random, for cases filed January 2025 through January 2026 with sales watched through June 2026.
Most lead lists tell you an event happened. They do not tell you what usually happens next. This page does, and it shows the count.
How we measured this
We counted St. Charles County parcels tied to a probate case by the decedent's own address: 26 of 184 recorded a real priced sale within 180 days of the filing date. Those cases were filed January 2025 through January 2026, with sales watched through June 30, 2026. The baseline is every single-family home on the county assessor roll, 118,395 homes, less the probate parcels. The number is an association between a filing and a later sale. It is not a promise about one house.
How often do St. Charles probate leads sell?
About 14 in 100 sold within six months of the filing.
That is the rate the house sells to anyone, overwhelmingly retail through an agent. It is not the rate at which an investor buys the house.
What does a normal home do?
You need something to compare it against. So we measured the whole county.
A home in St. Charles County with no probate filing attached: 2.6 in 100 sold within six months. Nothing was matched on price, years owned, year built, or area. A home picked at random needs none of those choices.
How much do the odds change?
The probate rate divided by that baseline gives about 5.4 times.
That is a change in the odds on a known date. It is not a promise about one house. See What a Probate Filing Actually Predicts for the test that separates the filing from the type of house, and How Often St. Louis Probate Leads Actually Sell for the other county we cover.
When does the clock start?
The filing is not the first event. The death is.
Across 1,381 probate cases with a death date, the middle wait from death to filing was 111 days. Half of all estates are not yet on any list at that point. Nothing about the house predicts which family files fast.
What can this number not carry?
- It describes a type of lead, not one record.
- It covers six months. A multiple at six months says nothing about a longer or shorter window.
- It is St. Charles County only. We cover St. Louis County and St. Charles County, Missouri, and nothing else.
- The probate count and the baseline count define a sale a little differently, so the printed ratio may read slightly high.

What this means
A probate filing in St. Charles County moves the odds that a house sells, and we publish the size of the move and the count behind it.
It does not hand you the deal. Most of these sales are retail, through an agent. The value is in reaching the family first, and in knowing the real odds before you spend an hour on the lead.
